Family guarantee
A family guarantee can be either a type of security or a serviceability guarantee, and is defined by the borrower and guarantor being immediately related. The acceptable types of family relationships for a guarantor home loan are:
- Spouse (husband / wife)
- Child / Parent
- Sibling
Typically grandparents, cousins, aunts and uncles are all excluded as being family guarantees as they are not immediate family. They may still be used as a guarantor however not all lenders will accept the loan.
If you are not using your parents as a guarantor then lenders are likely to restrict your loan to 100% of the purchase price and may require evidence that you can save money .
